We want to provide tenants with clear guidance at every stage of the rental process, from registering your details and viewing suitable properties to signing the tenancy agreement and moving in. Our aim is to ensure transparency and support throughout, facilitating a straightforward and efficient transition into your new home.

Register your Details

The first step is to register your details with us so we can better understand your property needs. This includes your contact information, preferred move-in date, budget, and any specific requirements. Once registered, we’ll keep you updated with suitable properties.

Viewings

You can arrange viewings for any properties that you are interested in by contacting us. Should you wish to proceed with an application after a viewing, you may do so by scanning the QR code provided. This will direct you to our secure online application form, allowing you to submit your details easily and efficiently. Applications will be reviewed and sent to the landlord.

Application Accepted

Once your application is accepted, we will request payment of a holding deposit to secure the property. This ensures the property is reserved for you while we complete the necessary referencing and paperwork. Full details of the holding deposit, including terms and conditions, will be provided at this stage.

Referencing

Following payment of the holding deposit, we will begin the referencing process using Vouch. You will be asked to provide details such as employment information, previous landlord references, and proof of income. In addition, we are legally required to carry out a Right to Rent check, which involves verifying your identification documents.

Tenancy Agreement

After referencing and checks have been completed, you will be sent the Tenancy Agreement, which outlines the terms and conditions of your tenancy. At this stage, you will be required to pay the remaining balance of the first rent payment along with your chosen deposit option. A traditional security deposit, which will be protected in the DPS government approved scheme, or choose Reposit, a non-refundable deposit alternative. Relevant details will be provided for your records.

Moving In

We will meet you at the property at a pre-arranged time, where you will be handed the keys to your new home. During this visit, we will review the detailed inventory with you and provide a comprehensive move-in pack. The pack contains important information on how to report maintenance issues, your responsibilities for maintaining the property, and key details about your tenancy and the property itself.

Deposit Options

Tenants are given the flexibility to choose between two deposit options, allowing you to select what best suits your financial situation. We offer the traditional security deposit or a deposit alternative. Both options are designed to make securing a property more accessible and gives you greater control.

Deposit Protection Service (DPS) logo
Traditional Deposit

The DPS is a government-backed scheme that securely holds the tenant’s deposit and offers a fair dispute resolution process at the end of the tenancy. The traditional deposit option is the equivalent to five weeks’ worth of rent.

Reposit logo
Deposit Alternative

Reposit is a deposit alternative where tenants pay a non-refundable fee equal to one weeks’ worth of rent. It provides landlords with up to eight weeks’ worth of protection
